Booking Terms & Conditions

1.We endeavour to ensure that the information provided about the property on all websites is correct. However the information may have changed by the time you book so please ensure you check details prior to arrival, if you have any questions.
2.We offer a flexible changeover day and this is always subject to availability. Short breaks are possible and also subject to availability and are based on a minimum stay of 3 nights.
3.The property is designated no-smoking. Under no circumstances are guests allowed to smoke in side.
4.Dogs or pets may not be brought to the property under any circumstances without prior approval.
5.Duvets, bed linen & towels (not including beach towels) are provided and are included in the price quoted.
6.A pre and post changeover clean is included in the price of your rental fee (see note below about security deposit).
7.Breakages, loss or damage must be reported and paid for before departure. If damages occur and are not reported and are discovered during the post departure changeover, the person who made the booking is totally responsible for any costs incurred. These costs will be deducted from the security deposit or will be invoiced if the cost exceeds the value of the security deposit.
8.All tenancies begin at 3.00pm on the first date of the booking and end at 10.00am on checkout day. Early check-in may be possible subject to availability and by prior request. Every endeavour is made to see that the cottage is clean for your arrival and it is requested that it is left reasonably clean and tidy on your departure.
9.Available dates are offered subject to these still being available on receipt of deposit. A deposit of 25% to be sent as confirmation of booking and payment is taken to signify agreement of these terms and conditions.
10.The balance is due no later than eight weeks before you arrive. If you book less than eight weeks before arrival full payment is required at the time of booking. Late payment could result in your holiday being re-booked/re-allocated to another party.
11.Payment can be made by bank transfer, credit card or Paypal. Credit card and Paypal payments incur a processing fee of 3% of the payment due, as charged by the processing company. A small supplement of £20 per week is levied for heating from November to March.
12.A £100 refundable security deposit is charged with the final invoice. We accept that our guests are on holiday, but also hope that guests will respect the property and leave it close to the condition in which it was found, however on occasions, we are required to make deductions from the security deposit. The deposit in part or in full, subject to individual circumstances, will be retained to cover breakages or additional cleaning/changeover time caused by situations that include: excessive washing up or debris removal; damage/staining to towels, linen or throws; the rearranging of large items of furniture; evidence of pet litter; evidence of smoking inside the property; damage to fixtures and fittings that may have a health and safety implication for other guests.
13.Cancellations will only be accepted in writing. As a result, the amount refunded will be as follows: 8 weeks or more prior to arrival: all monies paid less the 25% deposit; 4-8 weeks prior to arrival: 50% of monies paid; 0-4 weeks prior to arrival: no refund. The deposit will not be refunded under any circumstances.
14.We do not expect to make any changes to your booking. Very occasionally changes do occur during and after bookings have been confirmed, due to unforeseen situations. In this event confirmed bookings may have to be cancelled due to circumstances out of our control. We will endeavour to recommend alternative accommodation if available. If this is not possible a full refund of all monies paid will be made.
15.It is in your own interest to take out Holiday Insurance and you are advised to do so.
16.Total Number in the Party. For our insurance purposes, in no circumstances may the number of people stipulated in the property description be exceeded and only those listed at the time of booking may occupy the property. A cot may only be occupied by a child aged 24 months or less. We reserve the right to terminate the hire without notice and without refund for a breach of these conditions. A child over 24 months counts as a person.
17.Complaints. Any difficulties with the property during your stay must be reported to Dawn Ray on 07900 868188. This is the quickest way of resolving any problems that might occur.
18.Force Majeure. Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control. This would mean any event we cannot foresee.
